Frequently Asked Questions
Do I need an EPC for my commercial property?
Yes. A valid Energy Performance Certificate is a legal requirement before you can market, sell or let most commercial, retail or healthcare buildings in England and Wales..
How long does a commercial EPC last?
A non-domestic EPC is valid for 10 years from the date of issue, or until the building undergoes significant changes affecting its energy performance.
What’s the minimum EPC rating required to let a commercial building?
Under the Minimum Energy Efficiency Standards (MEES), the current legal minimum to let a non-domestic property is an E rating. Buildings rated F or G cannot legally be let unless a valid exemption is registered.
Is the minimum rating going to change?
The government has confirmed its intention to strengthen the non-domestic standard. Under the current proposal, from 2031, privately rented non-domestic buildings over 1,000 m² will need to reach an EPC B rating, where this is cost-effective. Buildings below that size are expected to remain on the existing E minimum, with no deadline set beyond it. This is still an interim position pending further legislation, so it’s worth getting in touch if your building falls into the larger category and you want to plan ahead.
What areas does QPS Diagnostics cover?
QPS Diagnostics is based in Central London, covering all of Central, South East and South West London in full, with North London coverage currently extending to Zone 3. We also take on assessments across parts of Kent and Surrey. Outside these areas, get in touch — larger projects and portfolios further afield are considered case by case.
What happens during an EPC assessment visit?
A site visit typically takes 45 minutes to a few hours, depending on the building's size and complexity. We assess the building’s construction, heating, lighting, and ventilation systems, then produce a lodged EPC and, if needed, recommendations to improve the rating.
